Sarjapur Road price movement: what the numbers say
Before comparing these launches, it helps to see what has happened to prices in this corridor. The chart below tracks the average apartment price per square foot on Sarjapur Road from 2016 to 2026, compiled from Anarock research and SquareYards data.
The headline number is hard to miss. Average prices have moved from around Rs 4,200 per sq ft in 2016 to about Rs 12,250 per sq ft by mid 2026, nearly a threefold rise in ten years. But the growth was not evenly spread, and the timing matters for anyone buying today.
The steepest climb came between 2021 and 2024. Anarock data puts the corridor average at roughly Rs 6,050 per sq ft at the end of 2021 and about Rs 9,850 by the end of 2024, a jump of more than 60% in three years. Since then the pace has cooled but not reversed. Prices moved from about Rs 10,800 in mid 2025 to Rs 12,250 by mid 2026, and the most recent quarterly reading shows a modest 0.56% rise, which suggests the market is stabilising at a higher plateau rather than running away further.

What does this mean for the ten launches above? Two things. First, every project on this list is priced for the corridor as it is today, not as it was three years ago, so buyers should compare launch prices against current resale in nearby completed projects rather than old benchmarks.
Second, history here rewards early entry. Buyers who entered new launches in 2021 and 2022 captured the steepest part of the curve. With infrastructure still landing over the next few years, the same logic applies to well chosen launches today, though the outsized gains of the last cycle are unlikely to repeat at the same speed.

Sanjeevini The Adwaith and Arvind Sylva sit just under Rs 2 crore for buyers who want luxury specifications without crossing into villa territory.
Above Rs 2 crore, the decision is about lifestyle. Mana Verdant Terraces offers terrace living in an apartment format, Marvella offers a full villa community with a very large clubhouse, and Bandu Eco Crest sits at the top with design led luxury villas near Wipro.
One practical note across all ten: these are fresh launches, so quoted prices are starting prices for the first release of units. Later phases almost always cost more, which is another reason early buyers in this corridor have historically done well.
